The construction plots in the Business Zone Crno will be sold at an initial price of 29.48 EUR per square meter. This has been determined by the Evaluation Report commissioned by the City of Zadar. 42 business entities have expressed their interest in conducting operations in the Zone, with a preferred land area ranging from 2,500 to 5,000 square meters.
The Evaluation Report, commissioned by the City of Zadar to determine the property values in the Crno Economic Zone, establishes the initial selling price of land in the Crno Economic Zone at 29.48 EUR per square meter. The report evaluated the market value of the first 5 plots (parcels; 2144/333, 2144/334, 2144/336, 2144/352, 2144/353), fully equipped with infrastructure, with a total area of 243,852 square meters, or slightly less than 25 hectares.
The total initial selling price for the entire 243,852 square meters in the Crno Economic Zone has been determined at 7.188,756.96 EUR or 54.163,689.32 kn.
Aside from the initial land purchase price, the Evaluation Report also establishes the market value of the building rights pertaining to the construction of commercial buildings, given that the land is designated for commercial use, for a period of 30 years.
The market value of the annual building rights has been individually assessed for each of the 5 parcels, which vary in size. Prices range from 93,463.44 EUR for the smallest parcel measuring 36,340 square meters (parcel 2144/334 cadastral district Crno) to, for instance, 195,792.28 EUR for the largest parcel measuring 76,127 square meters (parcel 2144/352 cadastral district Crno).
The terms of sale, criteria for selecting the most favorable offer and other details related to the land disposal will be defined through a public tender for land sale. This tender will be announced on the City of Zadar's website, Innovative Zadar's website, as well as in daily newspapers and on social media platforms. The tender will be preceded by the establishment of strategic decisions aimed at regulating land management models within the Zone, determining criteria for selecting entrepreneurial projects, as well as defining support programs and incentive packages for investors.
So far, 42 business entities have expressed their interest in conducting operations in the Zone, with a preferred land area of 2,500 to 5,000 square meters. This preference has been indicated by a total of 36 potential investors, representing over 85%, through a Questionnaire. This is also the minimum size of a construction parcel available for purchase, while the maximum size of parcels designated for sale is not limited.
